Introduction

I am a property-management executive, licensed real estate broker, Certified Property Manager (CPM®), and Accredited Residential Manager (ARM®) with more than 20 years of experience in multifamily, commercial, retail, and mixed-use property operations. My experience includes executive and regional oversight, property acquisitions and management transitions, maintenance and inspection systems, vendor administration, capital projects, staffing and supervision, policy development, regulatory compliance, security operations, emergency planning, incident response, and risk management.

My expert-witness work focuses on whether property-management organizations used reasonable, reliable, and documented operational systems to identify, assess, assign, communicate, escalate, and resolve property conditions. I evaluate policies and procedures, inspection practices, work orders, staffing and training, supervisory controls, access-control systems, incident reporting, vendor coordination, and follow-through.

My professional and research interests include multifamily and commercial premises operations; negligent-security and workplace-violence prevention systems; shootings and other criminal incidents at managed properties; swimming-pool and aquatic-facility operations; maintenance and common-area hazards; resident and tenant safety; management transitions; and post-incident corrective action.

I assist both plaintiff and defense counsel with case evaluation, record review, discovery strategy, deposition preparation, written reports, and testimony. My opinions remain within property-management operations and organizational systems. I do not offer legal conclusions or opinions requiring engineering, medical, accident-reconstruction, or other specialized technical expertise.

Instruction included mentoring students preparing for licensure and entry into the real estate profession.

Conference Speaking

Invited member of the speaking faculty, Information Management Network (IMN), The Inaugural Multifamily Property Management & Operations Forum, Dallas, Texas, March 21–22, 2019. Served as panelist on "Cost of a New Tenant vs. Raising Rent — Revenue Management Best Practices: Evaluating Unit Rate Pricing Optimization Tools." The session addressed the advantages and limitations of revenue management software, allocation of rent-setting decision authority between corporate and site level, determination of the new lease and renewal volume required to meet property pro formas, prospect-to-lease conversion analysis, post-renovation rent determination, the impact of competitive rents, and building-class considerations.

Additional speaking and panel participation at national property-management and real-estate conferences has addressed organizational structure for operations outside a company's home market, multi-state and out-of-market property management, virtual and remote operations, outsourced and hybrid staffing models, centralization versus decentralization of management functions, technology integration in property operations, employee performance management and uniform operating standards, and management structure and decision authority across dispersed teams.

Presentations pair recognized industry practice with direct operating experience so that owners and investors can evaluate management performance against realistic operating expectations rather than assumptions.

In that session and in other national conference panels, my contribution has consistently involved testing published industry benchmarks and prevailing practice against my own portfolio-level operating results. Rather than presenting benchmark data as settled standards, I have explained where a benchmark held true in live operations, where it did not, and what property, market, staffing, or ownership conditions accounted for the difference. That approach reflects how I evaluate operating performance generally: industry data establishes the expected range, and direct operating experience determines whether a particular result falls inside or outside it and why.
