As a consultant, Mr. Talmage helps both attorneys and testifying appraisers. He is qualified to:

Clarify appraisal issues;
Critique appraisals, review materials, and report to client;
Inspect subject and comparables, and report to client;
Assist deposition preparation and suggest questions to ask opposition;
Assist client during opposition depositions;
Advise for and/or participate in settlement hearing;

Mr. Talmage's California litigation experience includes over 125 deposition and 30 trial appearances. He has published articles and spoken at California educational events, including CLE conferences, about litigation appraisal consultation services,expert witness testimony in deposition and in court, preparation for such appearances, and cross-examination (also see "Articles"); and he has played the appraiser role (including the opposing appraiser) in mock trials.

A: California Certified General Real Estate Appraiser since 1992 (start date for California liscensing): deemed by the state as qualified to appraise all types of real estate, i.e., commercial, industrial, residential, and vacant land.



B.S. and M.S in 1969 and 1972, respectively, from San Jose State University. Emphasis in the masters program was real estate financial analysis.

A: Investigated once in 35 years; MAI designation and California certification never interrupted.

A: All types of improved and vacant real estate. Litigation areas include eminent domain/condemnation (full and partial acquisitions, also inverse), partnership disputes, ad valorem issues, estate matters,income tax, rental determination per lease contracts, value diminution in construction defects and other litigation, breach of contract, easement conflicts, title matters, and neighbor complaints.

A: 25 percent in the 1980s, 75 percent in the 1990s, and 40 percent starting 2000
